Pricing and quotes
How do you price a job?
We draw it first. Send us your plans, a planning reference or a sketch, and we draw every wall, opening, steel and roof in the same system we build from. Each stage is then priced from that drawing. You get a fixed price, itemised in build order, usually within two working days.
Is the quote really fixed?
Yes. The price is fixed for the work described on the drawings and the quote document. It only changes if you ask for something different, or if we find something the drawings could not show, such as poor ground or a drain in the wrong place. In either case we tell you first, price the change in writing, and only carry on once you have agreed.
What does the quote include?
Everything needed to build what is on the drawing, listed stage by stage in the order it happens on site: groundworks, walls, steels, roof, windows and doors, first and second fix electrics and plumbing, plastering and decoration, along with skips and scaffolding where they are needed. Because it is itemised, anything not on the list is easy to spot.
What do extensions and conversions roughly cost?
Every house is different, so we do not publish a price list. Send us your plans or a planning reference, or tell us what you have in mind and we come out and measure up. Either way we draw the job and the fixed price comes from the drawing, usually within two working days.
Are your prices plus VAT?
Your quote shows the VAT clearly, so the total you see on the quote is the total you pay.
When do I pay?
The deposit and stage payments are set out in your quote, tied to stages of the build, with the final payment on completion. We never ask for the whole amount up front, and each stage payment falls due when that stage is complete.
Does a quote cost anything?
No. Drawing and pricing the job is free, with no obligation. If the number is not right for you, that is fine.
Planning and building regulations
Do I need planning permission?
Often not. Many single storey extensions, garage conversions and loft conversions fall within permitted development, as long as they stay inside the size and height limits. Two storey extensions, houses in conservation areas, listed buildings and flats are treated differently. We tell you which applies to your job when we price it.
What about building regulations?
Every extension and conversion needs building regulations approval, covering structure, fire safety, insulation, drainage and, for lofts, the stairs. We handle it: we make the application, book the inspections at each stage, and hand you the completion certificate at the end.
I already have planning approval. What now?
Send us the planning reference. The approved drawings are published on your council's planning portal, so we can pull them ourselves and price straight from them. If you have had one of our leaflets, we may already have done this.
Do I need a party wall agreement?
If the work is on or close to a wall you share with a neighbour, which is common in semis and terraces, the Party Wall etc. Act 1996 may apply and your neighbour needs to be notified before work starts. We tell you if it applies to your job and what needs to be sent.
What if my house is in a conservation area or listed?
Conservation areas add restrictions on external changes, and dormers or roof extensions usually need planning permission. A listed building needs listed building consent for alterations. We can still draw and price the job from your drawings, and we tell you what consents are needed before anything is agreed.
On site
Who actually does the work?
One team, from the first drawing to the last coat of paint. The people who price your job build your job. Twenty-five years on the tools go into every one of them, and you always know who to call.
Can I stay in the house while you work?
Usually, yes. Extensions, garage conversions and loft conversions are mostly contained to their own part of the house. We seal doorways, put dust sheets down and clear waste as we go. If a job touches your kitchen or bathroom we plan around it and tell you in advance which days water or power will be off.
What hours do you work?
We normally work weekdays from 8am and finish by 5pm. Saturdays only if we have agreed it with you, and never Sundays. We keep noise down at the start and end of the day.
How long will it take?
It depends on the job. Garage conversions typically take four to eight weeks and loft conversions six to ten. Extensions vary with their size and what is inside them. Before work starts we give you a start date and a programme, and we tell you straight away if anything moves.
What happens if you find something unexpected?
Older houses hide things: rot, shallow foundations, drains where the plans did not show them. If we find something, we stop, show you, and price the extra in writing. Nothing changes until you agree, so there is never a surprise on the final bill.
Can I change my mind part way through?
Yes. Small changes such as socket positions are usually simple. Bigger ones, like moving a wall or adding a window, need repricing and sometimes a building control check. Either way we agree the change and its cost in writing before we do it, so the quote stays the record of what was agreed.
Who does the electrics, plumbing and gas?
Electrical work is certified under Part P of the building regulations, and any gas work is done by a Gas Safe registered engineer, as the law requires. It is all planned into the programme and included in the quote.
Guarantee and insurance
What guarantee do you give?
Every job we hand over is covered by our 10 year workmanship guarantee. If something we built fails because of the way we built it, we come back and put it right. It does not cover fair wear and tear, misuse, work done by others, or movement outside our control, and products such as windows and boilers carry their own manufacturer warranties. The guarantee is written into your quote.
Are you insured?
Yes. We are fully insured, with public liability and employers' liability insurance in place on every job.
What if something goes wrong after you have finished?
Call us. We come out, look at it, and if it is covered by the guarantee we fix it at no cost to you.
Should I tell my home insurer?
Yes. Most policies ask you to tell them before building work starts, and the finished extension or conversion may change the rebuild value of your house. It is worth a phone call before we begin.
Door-drop leaflets
Why did I get a leaflet from you?
Your planning application for an extension or conversion was approved and published on your council's planning portal. We read the approved drawings, drew the job in our own system, and priced it. The leaflet is our way of showing you that price without a sales call.
Where did you get my details?
Only from the public planning register on your council's website. Planning applications and their drawings are public documents. We did not buy your details from anyone, and we do not pass them on. If you would rather we did not contact you again, tell us and we will not.
Is the price on the leaflet real?
Yes. It is a fixed price for the work shown on your approved drawings, itemised in build order. If we visit and find something the drawings did not show, we tell you before anything changes.
How do I open my quote?
Go to the leaflet page on this site and enter the six characters printed under the QR code, or scan the code with your phone. You will be asked for your name and mobile so the quote can only be opened by you.
I have lost the leaflet. Can I get a fresh link?
Yes. Call us on 01274 712688 and we will send you a fresh link.
A fixed price is only given in a written quote after we have drawn the job. See our terms.
